We know our industry often gets a bad rap for overloading property managers with hundreds of properties and extensive task lists which doesn’t allow them to give each property or person the focus deserved. We don’t follow that model.

We have set a maximum number of properties per team member at 80, where others in our industry have over 120. We also have dedicated teams to work in their zones of genius – relationship management, accounting and processing.

Our leadership is made up of dedicated business managers and team leaders Homing manager team members are dedicated leasing specialists solely focused on getting the right people for each property. Accounting team members manage the trust account, payments and bills.

Processing specialists take care of all the administrative tasks.

We value honesty, hardwork, professionalism, communication and process-driven results. We strive to make sure that we impress our clients because through strong, long-lasting relationships, everybody wins.

LEASING

We have a dedicated ‘drop and go’ policy to ensure you get the best return with the best rental rate by showing your property to the most amount of people, at a time convenient to them. We have a large home renter database that is contacted the moment a property is listed that meets their requirements.

INSPECTIONS

Routine inspections are carried out every quarter and we provide our owners with detailed reports including multiple, clear photographs. We leave thank you cards for our renters, and if they are moving out, we send out pre-exit packs to ensure the properties are handed back as expected.

ARREARS

We have a no tolerance policy to arrears. We call the renter as soon as more than one day has passed in arrears and we advise the renter of the consequences for their future for tardy payment history. We encourage all of our renters to pay in advance.

LEASE RENEWALS

We operate 3 months in advance and work with you to keep renters on fixed term leases where possible. We always look for opportunities to increase returns for our owners with appropriate rent increases at renewal time.

All the records across every element related to your investment property is centrally stored in PropertyMe where you have 24/7 access to up-to-date information on your rental home, statements, inspections, maintenance requests and bills.

MAINTENANCE

We take care of all maintenance issues on your behalf, processing them quickly and with as much detail and context as possible to enable you to make quick and accurate decisions on the state of the property. This enables our renters the least amount of disruption and helps to lower costs for you with small issues addressed quickly and not left to become bigger issues later.
